The McClellan community lies within the city limits of Anniston.  City planners and MDA staff are working closely to finalize a new zoning overlay for the McClellan properties.  When the former Fort was originally turned over for economic development, the area was assigned a generic "R-1" zoning designation.  As an iterim measure, the former Joint Powers Authority established restrictive covenants and design guides in order to establish building and landscaping standards for new businesses. 

In 2007, the McClellan Future Land Use Map was adopted by the Anniston Planning Commission as a first step towards establishing official zoning guidance for McClellan.  Most of the standards established in the original covenants and design guides have been incorporated into the new zoning overlay and will provide a seamless integration with Anniston's future zoning and planning efforts.

Today, the MDA has kicked off a new initiative to conduct a detailed Storm Water and Utility Inventory of the McClellan Industrial District which will lay a solid foundation for the the design of a new, first-class, 350+ acre Industrial Park.  Our new Industrial Access Road, which is currrently under contruction, will start at the Industrial District and join the Eastern Parkway for quick and easy access to Interstate 20.

In addition, the City of Anniston is in the process of updating a 2002 McClellan Traffic Study to identify changes in existing road conditions, planned improvements, and the McClellan Reuse Plan.  Update recommendations will be incorporated into a Ten-Year Interim Action  Plan for future road improvement and expansion.

As additional economic development funds come available, the MDA will continue to conduct detailed inventories of other Districts as part of our future infrastructure improvement activities.
