- Latest McClellan Demolition Project Underway
Work has already begun on the MDA’s latest demolition project that will include the removal of 29 buildings along with various old foundations and other concrete structures. Holmes II Excavation, out of Munford, Alabama, is leading the effort on this latest round of demolition activities. Demolition will take place at four separate sites on McClellan including the McClellan Industrial Park, Town Center District, the former Engineering Headquarters area, and a future retail/commercial site north of Lowes along Highway 21. This $340,000 demolition project is just part of several ongoing property improvement efforts designed to attract new businesses to the area.
- Update: McClellan Assisted Living Facility
Thanks to the all of the rain, McClellan Assisted Living Facility is now set to open in September, two months later than the original opening date. There will be 60 apartments available for residents and it will create 26 jobs in the area. Read more here The Facility: The McClellan Assisted Living Facility (MALF) is the premiere 64-unit independent and assisted living facility located at 41 Polkville Drive in Anniston, Alabama on what was once known as Fort McClellan military base. Construction of the MALF is the first step in showing each party’s commitment to supporting senior citizens in the Anniston area by offering affordable, long-term housing. The new facility will occupy a current structure; one, five-story building that previously housed military officers in one-and-two bedroom units, and will undergo extensive remolding before opening. In addition to four independent units, the MALF will be licensed by the State of Alabama to include 60 assisted living beds. Each MALF unit is 320 square feet in size and includes independent heating and air controls and a private bathroom well-appointed with walk-in showers with seats and safety rails. All residents will enjoy the use of a large dining area with indoor and outdoor seating, a private dining area for special functions and a shared living room with a home theater space. Adjacent to the activities area, the MALF will house a beauty salon/barber shop and a covered patio area with fenced backyard. Economic Impact: The McClellan Assisted Living Facility will generate 26 total jobs, working over three shifts at the facility, in addition to the more than 3,000 jobs generated from the McClellan community. - Gulf Services Contracting, Inc. Steps Out Smartly On New Project
The rain that the local community endured over the 4th of July weekend had some folks thinking about building an ark, but that did not stop Gulf Services Contracting, Inc. (GSC) from quickly mobilizing for a new abatement and demolition project on McClellan. Based out of Mobile, Alabama, the McClellan Development Authority recently awarded Gulf Services a contract to clear away eleven obsolete structures and approximately 3000 linear feet of old chain link fencing from a site located in the McClellan Industrial Park. Situated adjacent to Pappy Dunn Boulevard, GCS’s work will open up an attractive eighteen acre site for future business. This and other parcels being cleared along Pappy Dunn serve as the MDA’s center of focus for near-term industrial development. All of these parcels will border a renovated Pappy Dunn Boulevard with easy access to Iron Mountain Road which joins to the new Veterans Memorial Parkway to the south and will soon connect with Ala. Hwy 21 to the north. The GSC demolition project is just one of several ongoing activities People who have occasion to drive through the Industrial Park have already noticed a new traffic pattern leading into Pappy Dunn Blvd. A portion of Fremont Avenue that used to intersect with Pappy Dunn is now permanently closed and traffic is rerouted left along Care Drive. This new traffic flow is part of the overall Master Plan for roads in the Industrial Park and converts Pappy Dunn Blvd. into a thoroughfare with no intermediate stop signs along the route. The modification also consolidates several smaller lots into a contiguous eighteen acre parcel that can easily accommodate larger industrial structures with additional room for parking and storage. - 4Site, Inc. Finalizes Construction Plans for Pappy Dunn Blvd. Project
Huntsville based 4Site, Inc. is putting the finishing touches on detailed road construction documents for the McClellan Development Authority’s Pappy Dunn Blvd. road improvement project slated to begin later this year. As part of an overall $2.6 million infrastructure improvement effort, 4Site is working closely with the Alabama Department of Transportation (ALDOT) to finalize the detailed construction plans so that the City of Anniston can announce that the project is open for Bids. 4Site has been partnering with the MDA since 2009 to develop almost 600 acres of property in the McClellan Industrial and Research/Technology Parks. Over a three year period, the MDA invested over $650,000 to conduct an overall infrastructure inventory, lead a community planning charrette for the design and layout of the two Parks, and the completion of detailed engineering documents and cost estimates for both Parks. The MDA was not looking for documents that would sit on a shelf Once the finalized plans are approved by ALDOT, all documentation will be passed to the City of Anniston and the process of publicly announcing the project for contractor bids can begin. - New Alagasco Building nears Completion
The Alagasco building site is humming with activity as construction crews work hard to finish the new Operations Center for Anniston. Located on Pappy Dunn Boulevard, the building’s stucco and tile roofed facade with natural stone outdoor patio beautifully captures many of the historic architectural elements found throughout McClellan. Wayne Sisk, Manager of System Integrity for Alagasco, says the company is working to have building open for business by mid-June. This new Alagasco Service Center is more than just one building. The main building will be a LEED certified facility and serve as a demonstration site for high efficiency gas usage. Company construction, meter reading, and collection departments will all have offices there and an indoor/outdoor conference meeting center will be available for public use.
- Creedmoor Building Renovations near Completion
McClellan’s newest corporate resident, Creedmoor Sports, Inc. is having the final touches put on its building renovation project. Located on 167 Creedmoor Way, Creedmoor’s renovations included major interior modifications to the existing structure and well as the construction of a 5,000 square foot annex to provide additional warehouse space for products, supplies and equipment. Dennis DeMille, Creedmoor’s General Manager, anticipates the renovation to be completed by the end of the month. Following a long distance move of personnel, supplies, and equipment from their former location in Oceanside, California, Creedmoor reopened their internet business operations on April 22, once again providing their customers with quality marksmanship shooting accessories. Their plans also call for opening a storefront retail operation in the next few months. - Holmes II Excavation, Inc. Begins Clearing Project
Holmes II Excavation, Inc. mobilized their “yellow iron” equipment this week and began the task of clearing and grubbing approximately sixty acres of property located inside the McClellan Industrial Park. This effort is but another in a series of property improvement projects that the McClellan Development Authority has undertaken over the past three years. This $200,000 project includes the clearing, grubbing, and seeding of seven different lots located throughout the Industrial Park. Last year, these parcels were part of a major timber clearing operation to open up additional property for development. When the Holmes Excavation team completes their work, these new “construction ready” sites will be available for potential businesses looking to locate in the area. Several of the parcels being cleared (approximately 32 acres) are adjacent to Pappy Dunn Boulevard, the Industrial Park’s main gateway off of Iron Mountain Road.
